Working Doors, Working Seals
Commercial doors open and close far more often than a house door, and they guard things that matter: stock, tools, vehicles and equipment. Sectional doors share much with residential ones but run heavier hardware. Rolling steel doors coil around a barrel, held in balance by springs inside it, and ride in guides along each side.
Wear tends to show in two places. Moving parts take a beating, from springs and chains to guides and bottom bars. And the seals, bristles and astragals at the edges fade, letting dust, rain and pests into the building. We look at both, repair what has failed and tell you what can wait.
Trouble Spots on Commercial Doors
Door will not run true
A rolling door that wanders in its guides, or a sectional door that tilts, suggests worn bearings, loose brackets or springs out of balance.
Bent bottom bar or curtain
Vehicle bumps dent bottom bars and curtain slats, and the door then fails to close evenly across its width.
Gaps along the edges
Daylight at the guides, bottom bar or header leaves room for dust, rain, insects and rodents to enter stock areas.
How We Approach Shop Doors
- 1
Identify the door type
Sectional, rolling steel and other styles each have their own parts, so we confirm what you have before ordering anything.
- 2
Repair the moving parts
Springs, shaft bearings, chains, guides and brackets are repaired or replaced, with balance restored so the opener is not fighting the load.
- 3
Renew the sealing
Bottom astragals, guide brush seals and header seals are replaced to close gaps along the building's most exposed edges.
- 4
Test under normal use
We cycle the door as your staff would, checking the controls, safety devices and closed fit before we finish.
Commercial Door Questions
- Do you work on both sectional and rolling doors?
- We handle sectional doors and the rolling steel doors common on small commercial buildings, shops and storage units. Very specialized or high-speed doors may need a different supplier, and we will say so plainly. Describe what you have and how it is operated, and we will take it from there.
- Can seals keep pests out of a storage building?
- They remove the low gaps animals use, and a snug bottom bar with guide seals helps a great deal. We also point out other openings we happen to notice around the building, though those sit outside the door itself and may need their own fix.
- How do we limit downtime during a repair?
- We plan the work around how your building operates, and explain in advance whether the door can remain usable during the job. Tell us how often it is used and when it is busiest, and we will fit the repair around that where we can.
